Most people were unaware that up until the
1990’s, the Realtor worked for the seller
in real
estate transactions—even when he or she was bringing the buyer to the home. This seemed to
make sense to some since the seller pays the Realtor commissions, but
it left our buyers unrepresented in the sales transaction. To change that and offer the opportunity for a better, stronger relationship between Realtors and their Buyer clients, Buyer Representation was begun in the Real Estate industry.
Over one million people in the United States are licensed to sell Real Estate. Of
those licensees, less than 2 percent are Accredited Buyer Representatives (ABR®). The Accredited Buyer Representative (ABR®) designation is the benchmark of excellence in buyer representation. This coveted designation is awarded by the Real Estate BUYER'S AGENT Council (REBAC) of the National Association of REALTORS® to real estate practitioners who have met specific educational and practical experience requirements. |

Sellers list their homes with Real Estate agents to assure professional representation throughout the sales transaction. Buyers deserve someone on their side providing the same professionalism and service. That is why I have studied and worked to earn the designation of an Accredited Buyer Representative,
to represent you to the fullest!
I prefer to work with my buyers as their Buyer Representative because, as stated above, when
we have a Buyer Representation Agreement, it lets everyone in the transaction know that I work for, and owe fiduciary responsibilities to you and to have your best interests in mind throughout the entire real estate process.
This is why I provide you with a Buyer Representation Agreement when we meet. Aware of the reason behind it, you may sign it or not as you wish. |

| As Your Buyer's Representative, I will: |

| • Evaluate your specific needs and wants and locate properties that fit those |
| |
specifications. |
| |
| • Assist you in determining the amount that you can afford (pre-qualify), and show |
| |
you properties in that price range and area. |
| |
| • Accompany you to view homes, or preview the properties on your behalf to insure |
| |
that your identified new home desires are met. |
| |
| • Advise you on structuring an appropriate offer to purchase the selected property |
| |
and present the offer to the seller's agent and the seller on your behalf. |
| |
| • Negotiate on your behalf to help obtain the identified property -- keeping your |
| |
best interests in mind. |
| |
| • Provide you with a list of potential qualified vendors (e.g. movers, attorneys, |
| |
carpenters, etc.) if these services are needed. Assist you in securing appropriate financing for your chosen property. |
| |
| • Most importantly, I will fully-represent YOU throughout the real estate transaction. |
